Commitment

Marcus Naulin ("we," "us," or "our") is committed to fair lending in all aspects of mortgage origination, real-estate brokerage, marketing, advertising, pricing, and servicing. We adhere to the letter and spirit of every federal, state, and local fair-housing and fair-lending law.

  • Fair Housing Act, 42 U.S.C. §§ 3601 et seq., and HUD regulations at 24 C.F.R. Parts 100–115.
  • Truth in Lending Act, 15 U.S.C. § 1601, and Regulation Z, 12 C.F.R. Part 1026.
  • Real Estate Settlement Procedures Act, 12 U.S.C. § 2601, and Regulation X, 12 C.F.R. Part 1024.

Prohibited Bases

We do not discriminate on the basis of race, color, religion, national origin, sex (including pregnancy, childbirth, related medical conditions, gender, gender identity, gender expression, and sexual orientation), familial status, age, marital status, disability, source of income (including any form of public assistance), veteran or military status, citizenship or immigration status, primary language, genetic information, medical condition, ancestry, hairstyle or hair texture, or any other category protected under applicable law.

Pricing and Underwriting

Pricing decisions, underwriting decisions, and loan-product recommendations are based on objective, valid, and consistent criteria related to creditworthiness, ability to repay, collateral, transaction risk, and program guidelines. We monitor for disparate impact and disparate treatment through HMDA reporting, periodic comparative file review, and matched-pair analysis where appropriate.

Adverse-Action Notices

Where credit is denied or counter-offered, we provide a written adverse-action notice within thirty (30) days, identifying the principal reason(s) for the action and including the ECOA notice. Adverse-action notices are mailed to the address of record or delivered electronically with prior consent.

Training

All personnel involved in mortgage origination or real-estate brokerage receive at least annual training on fair-housing, fair-lending, and anti-discrimination laws.
